Building Surveys
Our Building Survey Reports are prepared following a detailed inspection of the property
by a Chartered Building Surveyor. All visible defects are reported upon and, where
possible, the cause diagnosed and recommendations for repair given. Such surveys are
often undertaken in conjunction with other specialists, e.g. Mechanical and Electrical
Engineers who have specific knowledge of and can comment on heating, lighting, power
and lifts.
Measured Surveys
The starting point for reorganisation and refurbishment schemes, as many clients do
not possess accurate drawings of the buildings they wish to occupy or alter.
Building Defects
Problems with buildings can be costly and an unnecessary hindrance. We provide
diagnosis of defects and advice on remedial works.
Dilapidations
We may act for either the Landlord or the Tenant, advising on all aspects of dilapidations
including preparation of Schedules of Dilapidations, overseeing works and negotiation
with opposite parties.
Schedules of Condition
We prepare Schedules of Condition for attachment to new leases. Schedules of
Condition and Maintenance Liabilities can also be prepared to advise on future liabilities
during the term of the Lease. This helps with property management and cashflow
forecasts.
Party Wall Awards
We assist in compliance with relevant legislation and can act for the Building Owner or
Adjoining Owner, or both as required.
Litigation
Herrington & Associates act as experts in advising on matters of contractual dispute,
building defects and professional negligence
Insurance Claims
We assist building owners in the formation of their claim and the co-ordination of
remedial work.
Refurbishment
A Chartered Building Surveyor is ideally suited to the refurbishment of properties,
advising on materials and detailing and assisting in the appraisal and monitoring of
schemes.
Project Management
Our clients with major investment in property require a comprehensive service and we
can offer full monitoring/administration and manage projects on their behalf.
Planned Maintenance
The maintenance of a property is always important and sound advice from our Building
Surveyors will assist in deciding when and how properties should be maintained for
prudent investment.
Property Management
